Costa Rica real estate is regulated through entities such as SUGEF, CRGAR, CCCBR, and municipal governments. SUGEF registration is required for anyone handling transaction funds, making it an accountable and legally structured industry to operate in. While a national MLS (CRMLS, powered by OMNI MLS) does exist, participation is limited to association members, and no single platform comes close to representing the full market.

How does the OMNI MLS works?
OMNI MLS is one of the most serious attempts to introduce a structured, shared listing platform to Costa Rica. Introduced in 2023, OMNI MLS has been growing and connecting more agencies to be part of a shared effort to keep the data actualized and updated, an effort that brokerages and agencies all contribute to. OMNI MLS provides a network for listing, sharing, and coverage in the different areas of Costa Rica through this cross brokerage collaboration.
OMNI MLS collaborates with the Costa Rica Global Association of REALTORS® (CRGAR) to strengthen and professionalize the industry through a standardized structure. OMNI MLS is an effort towards accountability and consistency in the Costa Rican MLS landscape.
2CRRE Efforts on Centralizing Information
As part of a collaborative effort, 2CRRE and OMNI MLS have been working together, updating and sharing data, a standardized list of locations that reflects real geography, real neighborhoods, and real market relevance in Costa Rica.
