GLOBAL RELOCATION

Global Migration to Costa Rica

Today’s interconnected geopolitical landscape and assets drive individuals to look abroad for stability, safety, and optionality. We're seeing relocators who are actively seeking countries where their capital feels safer, their assets are diversified, and their families have different opportunities.

As of the year 2025, 142,000 millionaires moved overseas, the highest number ever recorded by Henley & Partners and New World Wealth in a decade of tracking the flow of millionaires around the world. Moreover, DGME says the number of residency applications from Americans has risen 34% since 2020, with nearly 70,000 Americans living in Costa Rica as of 2026. In the ongoing dialogue about global migration to Costa Rica, the country consistently emerges as a secure choice for building a legacy.

Why Wealthy Families Are Relocating to Costa Rica?

Costa Rica is one of the few destinations that checks many of the boxes of strategic investors looking for a growth hub that represents a sound investment as well as a lifestyle decision, for these reasons:

  • Decades of democratic governance and political stability attract buyers focused on relocation and building a legacy.

  • A transparent and safe legal and judicial system protects the future of investments, despite unique procedures and constraints.

  • Diverse lifestyle and community options in one country.

  • Mature expat networks and local communities that integrate new residents effectively.

  • In 2025, Costa Rica derived 98.6% of its energy from renewable sources.

  • Holds 5% of global biodiversity within protected national territory.

The Buyer Has Changed: The World's Wealthy Are Choosing Pura Vida

The Borderless Decade report from REALM Global, released this past May, indicates that international millionaire relocation is set to hit a record high in 2025. As we witness the most significant wealth transfer in modern times, those at the helm of these assets are adopting an intentionally borderless lifestyle.

REALM's Borderless Decade report identifies six destinations absorbing international capital before broader market recognition catches up. Costa Rica is one of them, categorized as "Stability with a Wellness Premium." The report projects a net influx of 350+ HNW individuals into Costa Rica in 2026, representing approximately $2.8B in transferred assets.

The Property Ownership Advantage

In Costa Rica, reliability, enforcement, and established legal and administrative frameworks apply equally, with no restrictions to foreign buyers and nationals, with no restrictions on title ownership and all properties registered through the Registro Nacional, the country's centralized public registry.

Costa Rica ensures high levels of private property protection, offering fee simple titles and a strong judicial system for protection. While the procedures might be lengthy, the country's mature legal system for title verification and transactions provides significant security for investors.

Residency & VISA OPTIONS

The Residency and Visa Options Through Real Estate

Costa Rica offers four primary residency pathways for international relocators, facilitating local banking, property transactions, and utility setup.

Each is structured around different income profiles and investment goals:

Retiree Residency (Pensionado)

+

The most direct path for retirees, this category requires proof of a guaranteed lifetime income of at least $1,000 per month, with U.S. Social Security payments qualifying as income. Residency includes the applicant's spouse and dependents.

Passive Income Residency (Rentista)

+

For those with stable passive income of $2,500 per month documented over a minimum of 24 months, the Rentista category grants residency without an employment requirement, includes family members, and opens a path to permanent residency after three years.

Investor Residency (Inversionista)

+

Under Law 9996, a qualifying investment of $150,000 in real estate, an active business, or other approved assets unlocks full residency for the applicant, spouse, and dependent children.

Digital Nomad (Remote Worker Visa)

+

Established under Law No. 10008, this visa allows remote workers earning $3,000 or more per month from foreign employers or clients to live and work legally in Costa Rica for up to two years, with a one-time renewal.

In over 25 years in the real estate industry, I have never seen such a clear and focused drive on behalf of our clients to make Costa Rica home. The new motivation and sense of urgency is without a doubt a call for quality of life. Costa Rica continues to distinguish itself as one of the top global destinations providing the perfect combination of a tropical climate, close proximity to the US, international schools and dining, unlimited diversity from beaches, national parks, and volcanoes, and perhaps most importantly, a local population of “Ticos” who make Costa Rica what it is: the Pura Vida

Where Are Relocating Families Buying

Costa Rica is not one market but several micro-markets. The dynamics in each region will differ regarding price, infrastructure, degree of development, and buyer demographics. Understanding the differences of these micro-markets before moving to Costa Rica is essential, as regional variations in demand, rental potential, and appreciation will determine which area best aligns with your specific investment goals and lifestyle expectations.

Each type of property in Costa Rica comes with its own pricing logic, legal framework, and due diligence challenges, from urban condos with relatively low risk to rural or coastal land where environmental regulations, water setbacks, registry inconsistencies, and even maritime zone rules can radically change what you're allowed to develop.

The "right" market depends entirely on how the buyer plans to use the property, their tolerance for risk, and the kind of life they actually want to build here.

Find Your Place

Visit and Find Your Dream Location

We recommend keeping your options open and staying in different areas as a temporary resident of the place: rent rather than buy immediately, experience the rainy and dry seasons, walk around the town, and talk to the residents here, owners, tenants, and even business owners. Visit and fall in love with your next home.
