A Multiple Listing Service (MLS) is a shared database where real estate agents publish their listings so that any affiliated agent can show them to clients, rather than each agency keeping a separate inventory.

Costa Rica real estate MLS listings have historically lacked a nationwide level, leaving gaps in market data compared to the regulated systems that power platforms like Realtor.com and Zillow.com in the US and Canada; instead, information has relied on individual brokerage websites and agent networks, since membership is voluntary and covers only participating members’ listings.

Nevertheless, the OmniMLS was founded to attempt to breach this gap throughout Latin America. While this system does not yet capture the entire real estate panorama nationwide, the platform is rapidly improving adoption, and the implementation of OmniMLS represents a critical first step toward establishing data transparency and market equity.

In 2026, OmniMLS began requiring participating agents and brokers to hold membership with the Costa Rica Global Association of REALTORS® or CCCBR (Costa Rican Chamber of Real Estate Brokers), promoting higher-quality listing data and accountability in Costa Rica’s unregulated market.
