Why Couldn't Foreign Buyers Access Financing Before?
While local banks offer various financing methods, these often involve different assessment criteria, requirements, and shorter loan terms. Consequently, many international buyers prefer U.S. style mortgages, as they align more closely with the financial structures they already understand.
Local banks' employees and processes were geared towards dealing with domestic customers. Moreover, mortgages require strong capital from the lender side, which few domestic organizations and local banks could afford to allocate for their foreign clients.
What Is US Style Mortgage Financing in Costa Rica?
The main differences between the two financing systems are: loan term, interest rates, approval speeds, and loan to value ratios.
The US style financing style provides 30 year loans with a fixed interest rate, and depending on the service and lender, no penalty for prepayment or early payment. With a more flexible ownership model, you can pay down principal early, refinance if rates drop, or pay off the loan entirely without a fee.
Loans in Costa Rica are for 20 years maximum and have variable interest rates with no maximum cap, whereas U.S. style financing offers longer terms and fixed interest rates, with lower monthly payments. The Costa Rican variable rate is tied to an index and margin, meaning your rate and payment can increase or decrease, posing more risk to the borrower.
With fixed rates, there's overall protection and flexibility, which are the main concerns many retirees have when investing in a place to relocate entirely and change their financing methods.

How Much Down Payment Do I Need to Buy Property in Costa Rica?
For many buyers, financing is seen as a method of leveraging their purchasing power and working through a more strategic form of investment abroad.
For the most part, lenders will operate at a loan to value ratio of 70 75%, expect a down payment of 25 to 30%. For an interested buyer, having a down payment instead of a cash based transaction allows them to have a more flexible and strategic approach to ownership.
The impact on purchasing power is significant. For example, buying outright with $400,000 limits you to that price point. However, using that same amount as a down payment allows you to leverage your investment and access properties valued up to $1.6M.
What Are the Closing Costs When Financing Costa Rica Real Estate?
With the U.S. style financing options available, there are no hidden or recurring fees like life insurance or variable rate risk over time, with all fees charged at closing.

Financed properties are typically held in an independent trust (fideicomiso de garantía) rather than directly in your name. Similar to a deed of trust structure common in many US states.
